Grand Haven is in Palm Coast. It is not an ITT letter. Golf, preserve, Intracoastal frontage, villages inside the gate. Families can live here — it is age-targeted, not a 55+ campus. If you need golf-cart transit and a city that is only one decade, keep driving.
The monthly number is the amenity fee plus insurance plus the thing the estoppel will tell you if you read it. Tour in the season you will actually live. The restaurant and the pickleball are real. So is the assessment conversation.
I like my neighbors. I like the trails. I would still walk an original B street on the same trip so you know what you are paying the gate for.
