I wanted a boat in the backyard. The listing photos were water. The water dead-ended two turns from the Intracoastal, and the bridge would not have cleared the hardtop I thought I was buying for. I still bought the house. I bought a kayak instead of a cabin cruiser.
Seawall condition is not a vibe. Ask. Walk it. The elevation certificate is a document, not a rumor from the Facebook group. Flood is not in the homeowners policy — different conversation, waiting period, bind it while the sky is boring.
Would I do Palm Harbor again? Yes. Would I skip the ICW fantasy next time? Also yes. Tour a canal street and an inland street on the same morning. That is the whole lesson.
