Four bedrooms, a two-car garage, a builder warranty, a street that still smells like drywall. That is the south side right now. The HOA on paper looked small. The CDD was the other line. Always read both.
There are no 40-year live oaks yet. The A/C works. The lot is level. If you want a canopy and a 1978 ranch, that is a different tour — and I should have taken it before I signed, not after I missed the trees.
For a family that needed the bedrooms this year, it penciled. For someone who thought ‘new’ meant ‘done,’ it did not. Walk both.
